The Opportunity

Fort Properties is looking for a Controller to join our small, family-owned team in Victoria, B.C. This role isn’t just about spreadsheets. It’s about helping a growing real estate business thrive while keeping our properties, projects, and people running smoothly.
Reporting directly to Ownership, you’ll take the lead on all things finance: managing accounting operations, producing accurate financial reporting, keeping internal controls in check, and providing insights that help us make smart business decisions. You’ll also be hands-on with budgeting, forecasting, development financing, and construction project accounting. And, you’ll get to mentor a small accounting team, helping them grow as you help Fort grow.

This is a full-time, in-person role based in Victoria, B.C.
What You’ll Do
● Lead and manage all accounting operations: accounts payable/receivable, payroll, bank reconciliations, and reporting.
● Oversee budgeting, forecasting, financial planning, and investment activities.
● Prepare, review, and analyze internal and external financial statements, providing insights and recommendations to leadership.
● Manage development project financing, including construction loan compliance, draw requests, and lender reporting.
● Track construction budgets, review change orders, and maintain accurate forecasts for ongoing development projects.
● Supervise annual CAM reconciliations and coordinate tenant communications.
● Ensure compliance with tax, regulatory, and lender reporting requirements.
● Hire, mentor, and develop accounting staff, fostering a collaborative and supportive team environment.
● Partner with property managers and leadership to identify efficiencies, cost savings, and opportunities to improve performance.
● Support the business owner with personal financial management and tax coordination when needed.
What We Look For
● Bachelor’s degree in accounting or finance with CPA designation required.
● 5-7 years+ of relevant independent experience in accounting roles.
● Proven experience with financial project management.
● Financial planning and analysis or operations experience is an asset.
● Comfortable with accounting software (Yardi Breeze preferred) and advanced Excel skills.
● Strong financial analysis, reporting, and internal control skills.
● Exceptional written, verbal, and presentation skills (you can explain numbers to anyone).
