AFC Construction is a locally owned and operated construction company based in Courtenay, BC. Since our founding in 2004, we've delivered project management, construction management, general contracting, and design-build services.

JOB SUMMARY

As the Project Manager, you will oversee assigned construction projects from initiation to completion, ensuring seamless planning, execution, and delivery on time, within budget, and to the highest quality standards. Reporting to the Senior Project Manager, you will manage project scope, schedules, budgets, and resources, while also estimating potential new work and preparing proposals.

Beyond day-to-day project management, you will manage relationships with site teams, subcontractors, consultants, and clients while providing guidance and support to direct reports like the Project Coordinator. You will have a direct hand in project success and in shaping how AFC Construction delivers value across Vancouver Island.

RESPONSIBILITIES

Leadership

  • Communicate AFC’s purpose, values, and strategic plans, internally and externally.

  • Promote AFC’s culture, ethics, code of conduct, and health & safety standards across all project operations.

  • Contribute to a culture of team building, continuous improvement, and procedural documentation.

  • Build and foster positive relationships with AFC team members, clients, subcontractors, consultants, and regulatory agencies.

Proposal Writing & Estimating

  • Write, edit, and submit project proposals, bids, and estimates to clients.

  • Review project plans, requirements, and specifications, collaborating with subcontractors and suppliers to obtain accurate quotes.

  • Analyze project costs, recommend options, and assist in negotiating terms with clients.

  • Develop and maintain cost databases and historical cost data.

Project Management

  • Manage day-to-day project tasks and oversee all aspects of assigned projects from initiation to completion.

  • Develop and maintain project schedules, identifying critical path activities to ensure timely completion.

  • Develop and manage project budgets, ensuring expenses stay within limits while identifying cost-saving opportunities.

  • Monitor and enforce quality control measures to meet industry standards and client expectations.

  • Act as the primary point of contact for clients and consultants, managing expectations, providing updates, and mitigating risks.

People Management

  • Guide, motivate, and mentor direct reports, setting clear expectations through regular 1:1 meetings and performance evaluations.

  • Assist in the recruitment and onboarding process for new employees as required.

  • Engage in conflict resolution and work collaboratively with managers, staff, subbies, and clients to solve challenges.

WHAT YOU BRING

  • High school diploma or equivalent.

  • 6+ years’ experience in the construction industry.

  • 2+ years’ experience as a project manager or construction supervisor with a demonstrated history of on-time and on-budget delivery.

  • 2+ years’ experience in estimating and proposal management.

  • Experience managing a team of 2–4 people

  • Advanced knowledge of scheduling (milestones, Gantt charts), project accounting (POs, invoicing, budgets, job costing), building plans, and contract management.

  • Advanced proficiency in project management software, tools, and MS Office applications.

  • Excellent time management, problem-solving, organizational, and conflict resolution skills.

  • Valid driver's license, clean driver's abstract, and access to a vehicle for project site visits.

  • Technologist diploma, or a bachelor’s degree in construction management, project management, engineering, architecture, or business administration is an asset.

  • PMP certification or an Estimating certificate/diploma (BCIT Construction Estimating Certificate, CIQS) is considered an asset.
